Now, here is the formula that gives you the best shot at finding those out of state, out of country buyers!!!

Realtors are compensated on a commission basis and the first thing they look at on the MLS printout is how much you are offering if they deliver a buyer! They do want to know this before they inform their buyers of the available properties! If the commission is below the average 3% the property will probably not be shown by many agents. However, if you are offering a commission above 3% the property most likely will move to the top of the buyer agents list in a hurry! If you list traditionally you are going to be paying 6%. Let’s break it down, 3% to list and another 3% to sell! If you do list traditionally, hire the very best listing agent and get a guarantee that they are going to do massive advertising because there won’t be any other advantage for you! The local buyers agents will see your offering as the exact same as other local properties. You will be offering the same selling commission as everyone else.

If you really want to stand out and reach out to the buyers agents offer 5% or 6% to the agent who procures a buyers. Now that’s a huge marketing advantage for you because by offering two or three percent more than any other competing property on the market you have just put all the Realtors on notice that you will pay them very well if they perform and deliver! The local agents will move you to the top of their buyers shopping list for future showings and work much harder to promote your property.

With flat fee MLS Florida you retain the right to sell your real estate yourself so start doing a little marketing on your own as well. There are international buyers out there but they can’t find you if you don’t offer worldwide marketing. Building backlinks to strengthen your Internet marketing campaign and flat fee MLS Florida listing is what puts you in a position of authority online! It makes you stand out online because no other Florida home seller knows how to create backlinks!

The title of your article and keywords should be themed around your real estate or in other words they should be the same as what potential buyers would type in the search engines to find your property. You will want to create two anchor text links in your article leading back to your blog! Squidoo.com has simple instructions on their site for creating a link using achor text. Just remember that your anchor text should be your keyword.

Get to know the keywords that will launch your real estate and sell your Florida home FSBO (for-sale-by-owner) combined with flat fee MLS Florida!

What is a keyword really? Why is it important for me to understand keywords? I just want to sell my Florida home FSBO?

Lets keep it simple!

A keyword is the word that your targeted Floirda home buying prospect is going to type into the search engines to find your FSBO property. A keyword is the description and location of your property! The goal is to find keywords that are used by a large enough number of potential home buyers who are interested in buying a property like yours. I talked about keywords in the post about video marketing and how you want your video themed and keyword rich with the phrases that your tageted buyer would type into the search engines to find your property. That is the same formula we want to use with your blog. If you are selling a beachfront condo in Miami’s “South Beach” your keyword phrases may include the following: “South Beach Condo”, “Miami Beach Condo”, “Florida Beachfront Condo”, “Miami Condominium”, etc.

Remember to theme your blog title and subtitle with your keywords…

Now, why a blog you ask? First of all you are going to find that Google loves blogs and they rank very high on Google’s search engine results page quickly. Use the localized keywords in you title and your article and you could see faster results. What does this mean to me and what’s the advantage of a blog when selling my real estate?

When a potential buyer does a search using a keyword that describes your property the primary goal is that you will come up on the first page of Google. By localizing your keywords with phrases like “Miami Beach Condo For Sale” or “Looking for South Beach Condo” you have a good chance at page one! You can find out how many times a keyword is searched by using Google’s free Keyword tool. More about that in another post.

You will have a website address with your blog! You can write short posts in your blog about everything that makes your property so special and you don’t have to do it all at once. Every few days or once a week write a new post consisting of a short two or three paragraphs about things that buyers would want to know about. Write about the neighborhood, the new up-grades, added features, and the schools. The list is endless and what a great advantage over everybody else in your area.

Another Advantage…

Put the website address on your YouTube video page in the description section so potential buyers that find you on YouTube will have access to tons of specific details about your property. “Content is King!” Next I’m going to tell you where you can get a free Blog.

When you use Animoto’s automated upload feature into YouTube you need to log into your YouTube account and make a few changes that will greatly improve the ranking of your video. Click on the edit tab and go to the tags section. Tags are the same as keywords and you need to add tags to improve you rankings! People will find you by typing a keyword that is synonyms with your tags. For example if your property is in Fort Lauderdale and in the community of “Coral Ridge” your tags may include the following: Coral Ridge real estate, Florida real estate, Fort lauderdale real estate, home, homes, house, property, condo, condominium, golf property, waterfront, beach, etc.

The point is you want your video to be optimized and search engine friendly. Also, give your video a title that includes your keywords.
